Description

Located near 108 Mile House in British Columbia’s South Cariboo, 105 Mile Ranch encompasses 11,397± acres of open grassland, rolling pasture, aspen stands, timbered areas and numerous lakes.  Set at an elevation of approximately 3,000 feet, the property extends across both sides of Highway 97, with multiple access points and primary access from Spring Lake Road.

Approximately 3,500 acres consist of open grassland historically used for hay production, while the balance provides extensive grazing across lightly treed aspen country.  The ranch has also been used for grazing yearlings and presents significant potential for continued cattle production, forage redevelopment or integration into a larger ranching enterprise.

Eleven water licences authorize conservation, storage, irrigation and stockwatering uses; however, no irrigation infrastructure is presently installed, offering potential for future agricultural development subject to the applicable approvals and available water.

Existing improvements are limited but practical, including cattle-handling corrals, a load-out chute and an older single-wide mobile home suitable for ranch-hand accommodation.  Well water, hydroelectric power and telephone service are available, while an internal network of gravel roads provides access throughout the expansive land base.

With its exceptional scale, highway access, open grazing country, water resources and substantial Crown range allocation, 105 Mile Ranch represents a rare opportunity to acquire one of the South Cariboo’s largest ranch holdings.

AREA DATA

105 Mile Ranch is located along Highway 97 near 108 Mile Ranch and just north of 100 Mile House, the principal commercial and agricultural service centre for the South Cariboo.  The community provides groceries, banking, building supplies, bulk fuel, feed, fencing materials, livestock products, mechanical services and access to veterinary care.

Highway 97 provides direct transportation north to Williams Lake and south to Kamloops, both important livestock-marketing and agricultural supply centres.  The nearby South Cariboo Regional Airport supports private and commercial aviation, while 100 Mile House offers hospital care, schools, professional services and year-round amenities.

The regional economy is strongly connected to cattle ranching, forestry, transportation and tourism.  Extensive Crown range, established ranching operations and a broad agricultural service network make the South Cariboo a practical location for large-scale cattle production and long-term land investment.

HISTORY

The South Cariboo’s modern settlement history is closely tied to the Cariboo Gold Rush and the construction of the Cariboo Wagon Road during the 1860s.  Communities such as 100 Mile House and 108 Mile Ranch took their names from their distance north of Mile 0 at Lillooet, developing around roadhouses that supplied food, horses, livestock and accommodation to travellers heading toward the northern goldfields.

As traffic increased, farms and ranches were established along the route to provide beef, hay and horses.  The region’s broad grasslands, plentiful lakes and lightly forested grazing country supported increasingly large cattle operations, while ranches combined private hayland with surrounding open range to carry livestock through the seasons.

The nearby 108 Mile property evolved from a gold-rush stopping place into a significant working cattle ranch.  The historic site’s barns, blacksmith shop, bunkhouse and other ranch buildings remain as evidence of the scale and importance of ranching to the development of the South Cariboo.

Ranching remains an important part of the region’s identity and economy.  The 105 Mile Ranch reflects this heritage through its extensive grasslands, former hay-production areas and longstanding use for grazing yearlings, representing the type of large, land-based cattle operation that helped shape the South Cariboo.
