Description
Set above the Fraser River in the historic ranching community of Pavilion, the Diamond S Ranch is an extraordinary large-scale cattle operation encompassing 13,546.62± acres. The ranch extends approximately 12 miles from north to south across four principal land blocks, rising from productive river parcels at approximately 1,500 feet to expansive upper benches and mountain range reaching approximately 4,200 feet.
Historically supporting up to 1,000 cow-calf pairs, Diamond S Ranch combines productive deeded land, extensive Crown range, and a favourable grazing environment. The benches above the Fraser River benefit from a notably warm and temperate microclimate, supporting strong forage production and a long grazing season. The diverse topography includes level and gently undulating hayfields, open grasslands, rolling pasture, timbered range, and sheltered river-bottom lands.
Approximately 832 acres are irrigated, supported by seven wheel lines, three irrigation reels, a newer 6-tower pivot and a 3-tower pivot near the maintenance shop. A replaceable Crown grazing licence authorizes 2,496 AUMs through December 31, 2047, while 17 water licences support irrigation, domestic use, storage and associated diversion works. Together, these resources provide the production capacity and seasonal range necessary to operate a substantial commercial cattle enterprise.
The main ranch and river parcels are directly accessible from Highway 99, while the upper bench is reached by Pavilion-Clinton Road. Multiple access points, extensive fencing and considerable newer fencing allow the separate ranch areas to function as one integrated operation.
The ranch headquarters include a newer 1,620± sq. ft. farmhouse with six bedrooms, three bathrooms, HardiePlank siding, a steel roof, electric baseboard heating and a fireplace. Additional accommodation includes a 1,200± sq. ft. three-bedroom residence, a double-wide mobile home and two 10′ x 60′ bunkhouses containing three units each.
Operational improvements include a 40′ x 96′ equipment-storage building, a heated 40′ x 48′ shop, a 20′ x 40′ steel-frame shop and a 36′ x 70′ horse barn with multiple stalls. Corrals, livestock shelters, load-out chutes, hay sheds, a haystack yard and supporting outbuildings complete the infrastructure required for an operation of this magnitude.
Diamond S Ranch presents a rare opportunity to acquire a complete 1,000-pair cattle enterprise with exceptional scale, productive irrigated hayland, substantial Crown range, secure water resources and an irreplaceable position on the warm benches above the Fraser River.

AREA DATA
Pavilion is a historic ranching community along Highway 99 between Cache Creek and Lillooet. The surrounding Fraser River benches benefit from a warm, dry climate and a long agricultural history centred on cattle ranching, hay production and irrigated farming.
Lillooet provides banking, groceries, fuel, building supplies, schools and hospital services. Cache Creek offers veterinary and additional commercial services, while Kamloops serves as the region’s major centre for agricultural equipment, ranch supplies, livestock services and cattle marketing through the BC Livestock stockyard.
The broader regional economy is supported by agriculture, forestry, mining, construction, transportation, renewable energy and tourism. The combination of nearby livestock auctions, veterinary care, healthcare and regional supply centres provides the essential support required for a major commercial cattle operation.
HISTORY
Pavilion is one of British Columbia’s oldest ranching districts. The fertile Fraser River benches, open bunchgrass hills and warm, dry climate attracted early cattlemen supplying beef, horses and hay to travellers along the Cariboo Wagon Road and to the growing mining communities of the Interior. Over time, the area developed into a collection of major ranches extending from the irrigated river bottom to the high summer ranges of Pavilion Mountain.
The lands now associated with Diamond S Ranch include the original Carson property. The Robert Carson family were prominent pioneer ranchers who developed the upper Pavilion bench during the late 1800s, and the surrounding country became locally known as “Carson’s Kingdom.” Mount Carson was later named in recognition of the family’s contribution to the region.
During the 1940s, Colonel Victor Spencer acquired the Carson holdings and neighbouring ranch properties, including portions of the Bryson Ranch, consolidating them under the Diamond S name. The broader Diamond S enterprise became one of the province’s significant cattle operations, with historical accounts describing extensive irrigation development, imported Hereford genetics and herds numbering in the thousands.
Diamond S Ranch continues that tradition today. Its combination of irrigated river parcels, productive benchland, mountain pasture and Crown range reflects more than a century of ranch development and stewardship. The offering represents an opportunity to acquire not only a true 1,000-pair cattle operation, but an important part of British Columbia’s ranching heritage.
