Description
An amazingly versatile ranch operation in one of the Peace River’s most stunning locations. This ranch operation offers 770 acres, on 4 titles, with 600 acres cleared and seeded in rich grass. The ranch has rotationally grazed 700 yearlings for numerous years with the assistance of local leased lands. Self-sufficiently, the ranch is capable of grazing 350 – 400 yearlings. Typical grazing duration extends from May to October. The majority of the ranch sits on a large, flat bench with rich fertile soil. If a new owner wished to convert the pasture into hay land, this could be easily achieved with easy cutting and baling for the new owner.
The ranch is fenced with electric wiring to permit for a rotational grazing program. Each section of pastureland on the ranch has its own dugout to provide ample water supply for thirsty cattle. There are 7 dugouts on the ranch and a flowing creek on PID 014-265-699.
All portions of the ranch are easily accessible by truck, ATV, or side-by-side which makes moving cattle around the ranch quick and simple.
The most recently purchased ¼ section (014-265-699) has had 40 acres recently cleared and seeded to expand the potentially grazing land. There is approximate 100 acres in aspen coverage remaining on this same title, which could be cleared and converted into quality pasture. A creek dissects this title running north-south. There is also a flowing spring on this title. The owner estimates approximately 5 loads of spruce along this creek. An additional 20 acres have recently been cleared on the home ½ section as well increasing the total pastureland to nearly 600 acres.
The main yard of the ranch features the bucolic 2,600 sqft home, a 56’ x 32’ wired shop (with 26’ x 56’ lean-to storage), basic cattle handling infrastructure and portable storage buildings (negotiable). The driveway is shaped as a roundabout making easy access and egress for trucks and cattle liners. The shop itself has 200 amp power, concrete floor and two large overhead bay doors (main door is 14.5’ high and 16’ wide). The shop has propane in floor and radiant heat and is the ideal location to store/maintain equipment and vehicles.
The yard surrounding the home is meticulously landscaped with beautiful flower gardens, a productive raspberry patch, manicured fire pit and plenty of outdoor living space. The yard is a gardeners dream with ample space and long, warm summer days. A spacious deck wraps around half of the home’s exterior where you can sit and entertain guests all summer long.
Inside the home you are greeted by a grand staircase and open living room/kitchen. The home was largely renovated 2009/10 and is blessed with large windows, which bath the home’s interior in warm sunlight. Off the kitchen is a spacious dining area with a walkout door to the back deck. This door provides easy access from the kitchen to the barbeque. Completing the main floor is a library, functional office, powder room and a spacious mudroom. The mudroom is perfect for removing dirty cloths prior to entering the home and exists into the single car garage.
Upstairs you will find the master bedroom complete with walk-in closet and ensuite. The ensuite has a large soaker tub, shower, toilet and dual sink basins. There are two other large bedrooms on the upper level. Both have fantastic views of the surrounding countryside and their own closet space.
The basement was fully remodeled in 2019 and you will find two bedrooms, including a large and luxurious suite with electric fireplace and lounging area. The finished portion of the basement is completed by a cozy bathroom with walk-in shower, sink and toilet for the downstairs occupants. In the basement there is also the utility room with attached cold storage.
Ultimately, this is the ideal ranch for someone looking to break into the industry or wishing to expand their current operations. The versatility is unrivalled with options to expand or diversify the current operations. With the immaculate family home and ranch infrastructure already in place, this ranch is an excellent investment in your future.
