Description
Beautiful country home and hobby farm in the quiet community of Edgewater, just 5 minutes north of Radium Hot Springs. The property and home are privately situated off of Highway 95 and perched up above the picturesque hamlet of Edgewater. From the home’s many large windows, the massive patio space in the front and back side of the home, or anywhere on the land you have expansive views of the Rocky and Purcell Mountains.
Improvements include 5,500 ft2 of quality open and bright living space highlighted with a stone fireplace in a large open concept living space, efficient heating and cooling system, 7 large bedrooms, a 3.5 car garage separated from the house via a breezeway, lots of patio space around the home to enjoy this gorgeous setting and a newly built detached 30 x 50 ft shop. The home is approximately 11 years old and has been meticulously maintained and cared for.
The land is comprised of over 6 fully fenced acres (wildlife fencing with steel posts) and the majority of the property (approximately 5 acres) is comprised of quality flat/gently sloping land with abundant irrigation water available and loads of agricultural potential. There is also approximately 1 acre of land in a forested ravine along the property’s border with the neighbour. Basically the land breaks down as follows . . .
- Large 3,500 ft2 garden with irrigation water
- Just under 1 acre of lavender crop on a drip irrigation set up
- Approx. 1.5 to 2 acres of open land with irrigation water available
- Approx. half an acre of private yard and landscaping around the house
- Approx. 1 acre in a forested ravine with a small creek
The owner’s profitable and very scenic lavender farm is a nice little business opportunity and they are willing to train the new owners if interested to carry on with this farm use. You also have lots of additional open land with irrigation water waiting—ideal climate and soils for fruit trees, veggies, ornamental trees/flowers or there is plenty of space to set up for horses and add a couple paddocks with the ability and availability of irrigation water for some irrigated pasture/hay land.
The zoning (also in the ALR) allows for a seasonal produce stand and the shop is the ideal place to host a little market garden store. The shop is approximately 30 x 50 feet and could also work as a machine shop, hay storage or perhaps relatively easily converted and set up for horses. 200 amp service in the shop.
A nice little creek/forested canyon runs along one of its borders offering further privacy and shade on hot summer days, I’m sure the horses or dogs would spend lots of time here. The owners have set up good access and a trail down to a private fire pit area. To the rear of the property the land ends and then drops off fairly quickly with no neighbour in sight from the rear of the home and unobstructed views to the Purcell Mountains and excellent sunsets.
With 7 spacious bedrooms there is lots of space for a large family and the lay out supports setting up an in-law suite or perhaps a B&B operation. This is a very quality offering that will not disappoint. Contact your REALTOR® for more details and to arrange a showing today.

AREA DATA
Edgewater
Edgewater is an unincorporated hamlet located in the Columbia Valley on the perimeter of Kootenay National Park and adjacent to the spectacular Columbia River. Originally known and founded as a farming community before the First World War. The community of 550+ residents has since established itself into a forestry, agriculture and tourism area for the region. The community gets its name from being the edge of the waters of the Columbia River. There is a golf course, general store/gas station, elementary school with most commercial services only 5 minutes south in Radium or another 10 minutes to Invermere.
Columbia Valley
The Rocky Mountain Trench, known as the Columbia Valley, is surrounded by the Rocky Mountains on the east and the Purcell Mountains to the west. This property enjoys views of both, the Rockies out the front and Purcells out the back. Both are impressively high and rugged ranges. The Columbia River also rolls through the valley travelling northward for more than 200 km before bending southward and heading west to the Pacific Ocean. This broad waterway is an important stopover on the semi-annual migration route for wildlife and offers world renowned bird watching in the area. The climate here is one of Canada’s most desirable with lots of sunshine and long summers with minimal winter precipitation low in the valley but lots of top in the mountains.
VEGETATION
RECREATION
The climate and attractive landscape of the Columbia Valley provide for four seasons of recreational activities. In terms winter activities you have a few downhill skiing options . . . you can head north just over an hour to Kicking Horse (in Golden) or south to Fairmont Hot Springs which offers great family skiing and night skiing, or south to Invermere and west to Panorama a world class ski resort that is approximately an hour away. Additional ways to stay active outside in winter are cross-country skiing and snowshoeing trails with lots of scenic trails nearby, and the town of Edgewater has an excellent outdoor rink. In the non-snow months you have a very long golf season and numerous courses to play from a small community course within walking distance and several world-class courses only 15 minutes away. I would estimate there are close to 10 courses within a 40 minute drive. You also have great access to trails for motorized recreation with Kindersley Creek Forest service road only a couple mins away which gets you very remote quite quickly—ideal for hunting, quads, and mountain bikes.
