Description

DESCRIPTION
Exceptional 60-acre parcel located in the Tatlayoko Valley (approx. 3 hours west of Williams Lake, BC). This property is largely flat and offers a mixture of standing timber and open meadow. The property is fenced, but the fencing requires some work. The views from every part of the property cannot be overstated. The imposing snow-capped peaks beyond the Tatlayoko Valley quite literally take your breath away.

On the property is a wonderful 3,000 ft2 home (built in 2009). The house is open concept with panoramic views of the surrounding forest and mountain range. Deer, moose and bears often meander slowly past the home in the meadows below, as you peer out the many southward and westward facing windows. The home has 4 bedrooms, 2.5 bathrooms, a large laundry room, an elevated wrap-around deck, hobby room and walk-out basement. The home is wired to a back-up generator in case of power outage.

The kitchen is bright and spacious with ample cupboard space and an island to help prep meals . The kitchen opens onto the main living area allowing you to entertain guests while working in the kitchen. The kitchen also has easy access to the elevated deck, so that you may BBQ and enjoy the views all year-round. The kitchen space is highly functional and aesthetically pleasing.

The master bedroom is spacious and provides a walk-in closet. There is also an en-suite attached to the bedroom with sink, toilet and shower. Large windows in both the bedroom and bathroom ensure plenty of natural light shines in. The upstairs is completed by a second bedroom, powder room, elegant entryway and large mud/laundry room with separate exit.

The basement is partially finished with two bedrooms, hobby-room and a 4-piece bathroom. A Blaze King wood stove adorns the main room economically the home heating the entire house. There are also back-up electric baseboards for when an owner is away. The basement conveniently walks out to the covered woodshed, so that you can keep the wood stove burning without carrying wood down from the home’s upper level.

The home has been perfectly designed for raising a happy and healthy family.

Sharing the yard is the 24′ x 36′ wired shop. There is an overhead bay door (12′) and dual covered lean-tos on either side of the structure. The shop sits on a concrete pad and is a perfect workshop for those who are mechanically inclined.

The seller is currently operating a small salon in a detached studio building. The studio (16’ x 16’) has power and could be converted into a guest house/hunter cabin as needed. There are three additional storage buildings on the property for quads, fuel and other accessories. As an added bonus, there are standing fuel tanks on the property with a 2,000 litre capacity to save a new owner trips into town.

The wider region is known for its stunning scenery including imposing mountain ranges and crystal-clear lakes. There is endless outdoor recreational opportunity across the wider region.

ACCESS
From Williams Lake, travel west through the Chilcotin 220 km to the community of Tatla Lake. Just before you enter Tatla Lake from the east, there is a road on the left, Tatlayoko Road, which leads to the Tatlayoko Valley. Follow this road for 13 km. Turn left on to the driveway and follow it for 2 km, staying left.

AREA DATA
Tatla Lake is the hub for the surrounding area, which includes Westbranch and the Tatlayoko Valley. The Tatla Lake region initially drew settlers into the area looking to graze cattle. This becomes evident as you travel past lush fields, pasture and long segments of “Chilcotin fences.” The expansive Chilcotin lies between the Fraser River and Coast Mountains. This unique region sits on a 5,000 square kilometre plateau much of which is used as rangeland. There are thousands of cattle which roam unfenced across the plateau. Here cowboys ride the range to tend their cattle, roping and branding the calves in the spring, keeping them from straying in summer, and rounding them up in the fall.

The jagged mountain peaks of the Chilcotin are covered in vast ice fields and wide alpine meadows, gradually softening into large valleys, gently rolling foothills, pine covered forests, lakes and rivers and the grasslands of the Chilcotin Plateau. Some of British Columbia’s most pristine back country is located in the Chilcotin with some of the clearest fishing lakes and rivers to be found in North America.

The community members of Tatla Lake are very active and participate in many activities year-round including cross-country skiing, snowmobiling, fishing, hunting and other local sponsored events. The area is also known for its many tour operators that offer anything from ranch vacations, trail rides, fishing trips, hiking, wildlife viewing and hunting.

RECREATION
This area offers immense opportunity for vacation adventure. Outdoor recreation and activities are endless in the Chilcotin. You can enjoy fishing on one of the many rivers and lakes for Dolly Varden and rainbow trout. Or you may simply wish to come and view one of the largest annual runs of sockeye salmon in British Columbia. Every year, from mid-August to mid-October, hundreds of thousands of salmon return to their spawning grounds. During this time, grizzly bear sightings are common and as they feast on the spawning salmon.

Experiencing the Chilcotin on horseback is the preferred method of transportation if you wish to truly explore the Chilcotin. There are endless areas to trail ride and explore. River kayaking, rafting, windsurfing and kite boarding in the clean, beautiful waters of Tatlayoko and Chilko Lake are also very popular recreational activities. Hiking, biking, snowshoeing, cross-country skiing, snow machining or canoeing are also great recreational activities in this area.

HISTORY
The first people to live in Tatla Lake were the Tsilhqot’in (Chilcotin) First Nations people. Ranching began in 1890 with the influx of early pioneers. A post office was established on the Graham Ranch in 1914 with Mrs. Graham as postmistress for mail that only came once a month at first. Over the years a school, community hall, and nursing station were added.
